Navigating wait lists at senior living communities can be complex. These key points will help you prepare effectively.


1. The Name Game

  • Wait lists may have different names: Priority Club, Premier Club, Ambassador Club, etc.
  • Early depositors often get priority at start-up or expanding communities.
  • Initial deposits during the priority phase are typically fully refundable until final conversion.

2. Deposit Requirements

  • Deposits can be non-refundable or fully refundable, depending on the community.
  • Non-refundable deposits carry more weight but may be refunded in certain situations (e.g., health changes, death).
  • Understand the terms before committing.

3. First Right of Refusal

  • This option lets you accept or refuse an apartment when offered.
  • If your preferred floor plan becomes available, act quickly—you might not get another chance soon.
  • Waiting too long can lead to losing eligibility if you’re not medically approved.

4. Internal vs. External Wait Lists

  • Internal Wait List: Current residents waiting for a different apartment.
  • External Wait List: New prospective residents.
  • Internal wait list members usually get priority over external members.
  • Ghost Program: Allows someone to become a resident without moving in, offering priority over external lists.

5. The Three-Strike Rule

  • Some communities have a “three strike rule”: Decline three offers, and you drop to the bottom of the list.
  • Know the community’s policies before placing a deposit.

6. Medical Approval

  • Medical approval is not usually guaranteed at the time of joining a wait list.

    • Number of people on the wait list

    • Annual turnover rates
  • Waiting for a two-bedroom may take longer due to lower turnover (two people need to vacate).

  • Broaden your choices by:
    • Identifying multiple floor plans or locations.
    • Placing your name on multiple wait lists (keep this confidential).

    • Regularly contacting the community for updates.
    • Participating in community programs and events to acclimate to the lifestyle.
